Selling Houses To A Wealthy Hidden MarketThe demise of the subprime mortgage market and subsequent implosion of the banking industry, along with record setting unemployment rates and plunging real estate values, has made it difficult for many real estate investors to move their inventory of properties. At the heart of the problem is the fact that it has become much more difficult for buyers to obtain financing from banks.

As I did years ago when I began using private lenders to finance my deals, I began seeking for a solution to this problem. How could I find qualified buyers who did not have to turn to a bank to finance a real estate purchase? Most people don’t have hundreds of thousands of dollars sitting in their checking or savings accounts. So where is the money? It occurred to me that the money is in IRA and 401k accounts.

Now, with 401k’s, you are looking for folks that have quit, retired, or been laid off, which allows them to move their 401k into a self-directed IRA.

So, the question became, can people access these funds to purchase real estate? And if they can, how do they go about doing it without incurring penalties and tax consequences?

Most people don’t realize that they can invest their pensions in houses, condominiums, vacant land, apartment buildings, and other forms of real estate. They can also use their pensions to invest in businesses, make loans, and for a host of other investments. So, I needed to figure out a way to get a group of potential buyers together to show them how they can invest in real estate with their IRA or 401k.

So, I hosted a luncheon to make my pitch to potential buyers. I did it to create the audio for this system so you could actually hear me do a presentation to sell houses. But, to my surprise, only two people showed up. I admit that I did not do much advertising — I just assumed that more people would show up, especially since people’s investments were tanking because of the many bank failures and the subsequent bailouts that followed. I thought people would be looking for a way to invest that would offer them more control over their money and yield them a higher return.

You see, I personally use my self-directed IRA to invest in real estate and I know how beneficial it can be. So, I needed to find a way to share this knowledge with other people.
